Vienna Court Achieves LEED Certification

Vienna Court is a unique low-rise office Complex on State House Crescent in Nairobi. It achieved Leadership in Energy and Environmental Design (LEED) precertification Gold for its in-built features that promote energy conservation, environmental conservation and recycling. Salient features include rainwater harvesting, solar control glass, solar-shaded balconies, underground parking, and the preservation of the original one-acre garden. These elements contributed to its recognition by the US Green Building Council award.

Energy Efficiency

Energy efficiency and environmental impact are increasingly influencing buyer decisions on purchases and rentals. These factors lower long-term operating costs and enhance indoor and outdoor living quality. Leading corporations, public companies, and individuals are increasingly interested in such buildings. With a construction cost of KES 2.5 billion, Vienna Court meets the challenge of investing in environmentally friendly commercial properties.

Environmentally Friendly Features

We believe in integrating environmentally friendly features from the start of the building design. This approach requires collaborating with experts in environmental and energy conservation. While some may view this as costly, research shows that construction costs increase is under 20%. However, long-term operating costs are significantly lower compared to conventional methods.

Moreover, our experience demonstrates that incorporating these elements early on avoids expensive repairs and upgrades later in the construction or operational phases. This proactive approach ensures the building meets standards without additional costs.

Current legislation from the Energy Regulation Commission requires commercial and large residential buildings to include rainwater harvesting and solar heating facilities. Many establishments are now modifying their structures to meet these requirements, but some may not finish on time. Had these elements been considered from the start, the cost of adaptation would not be a factor.

At PDM, we prioritize building for our customers’ needs while keeping future considerations in mind. Therefore, we closely monitor environmental and global trends to add value to our buildings and enhance our occupants’ comfort.
